Rofo: Real Estate for the Rest of Us

Rofo - I love this site. My boss mentioned that he might like to move our office to somewhere more convenient after our lease was up and I forwarded him Rofo, a commercial real estate listing site for entrepreneurs and small businesses. Every facilities and operations manager for a small startup company is going to use this and love it too.

Biggie was right. In some cases, especially when you're a busy entrepreneur who has just taken on new funding, "Mo' money" can mean "mo' problems." In a perfect world, new cash would lead to new developers. These developers would work stacked on top of each other like ergonomic lego people. Nevertheless, in the real world, new bodies often lead to a lack of space and a need for a new company home. This often means finding a project manager who can liaise between the realtor, the structural interior designer, the office furniture rental company, the new landlord, the operations staff and of course, the movers. In a perfect world we'd all work remotely from home or group office pods like Citizen Space. But in the real world, most teams need regular face-to-face strategy and implementation.

Rofo is a great resource for the move project manager, as she/he is often also the operations administrator, the executive assistant, the den mother/father and the temporary PR and merchandising team.

I've watched operations staff painstakingly scouring for real estate only to find the criteria change by the time something suitable materialized. I've watched company morale drop as dedicated interns working for virtually nothing, find themselves situated 2 feet from the bathroom. And of course, I've watched brilliant individuals take lackluster jobs at [insert big company here] simply because the idea of a corporate shuttle (sans public transit commute and costs) would increase their quality of life tenfold.

Where your office is located makes a difference in who you attract, and at the end of the day, your employees are the key to your success.
